Project: Interior Structural Modifications, Masonry Infills, and Openings

Document Purpose: Contractor Scope of Work & Request for Bids (RFP)

Debris Policy: Contractor is not responsible for hauling away or disposing of demolition debris. Demolition waste to remain on-site in a designated staging location.

1. Base Scope of Work (Required Bid Items)

Task 1: Demolition, Structural Shoring, Joist Remediation & Bearing Point

Room Dimensions: 311 in long × 261 in wide (~25 ft 11 in × 21 ft 9 in), containing approximately 4 interior non-structural/demising walls and an existing staircase.
Joist Configuration: True rough-sawn 8 in oak beams running along the width of the room (spanning the 261 in dimension). Joists are non-continuous / split into two separate spans, requiring a central load-bearing beam line.
Sequence of Execution:
- Shoring: Construct temporary load-bearing shoring to support both sections of the upper-level ceiling joists across the span prior to any demolition work.
- Window Infill: Remove existing stair window unit/frame (finished opening: 80 in H × 32 in W). Infill with solid load-bearing masonry tied into existing structural wall.
- Bearing Support: Construct an engineered structural pocket or ledger plate within the new masonry to serve as the permanent floor joist bearing support once downstairs walls are removed.
- Joist Remediation: Inspect existing 8 in oak joists while shored. Perform structural sistering (full-depth members, engineered lumber, or flitch plates with approved bolt patterns) or full-member replacement on excessively damaged joists per engineering specifications.
- Wall Demolition: Remove all approximately 4 interior downstairs walls only after temporary shoring and masonry bearing points are secured.
- Permanent Support Installation: Install engineered structural beams/posts to code to carry the split oak joists and eliminate deflection. All loads must transfer directly down to existing footings visible in the basement.
Engineering Inquiries (Contractor to Address in Bid):
- Flush Ceiling Profile: Provide engineered section details (e.g., steel W-section or flitch system) capable of sitting flush within the existing 8-inch ceiling depth using flush joist hangers across the ~26 ft (311 in) span.
- Sistering Feasibility: Confirm structural parameters for sistering vs. full replacement for damaged heavy timber members.

Task 2: Masonry Infill (Downstairs Fireplace Area)

Remove existing door, frame, trim, and hardware (finished opening: 82 in H × 34 in W).
Infill opening with solid brick/masonry matching existing wall thickness. Tie into existing wall and strike joints flush.

Task 3: Masonry Infill (Kitchen Area)

Remove existing door, frame, and hardware (finished opening: 85 in H × 38 in W).
Infill opening with solid brick/masonry tied securely into existing walls on both sides. Strike joints flush.

Task 4: Masonry Infill (Stairs to Old Section Entryway)

Remove existing door, jamb, casing, and hardware connecting the stairwell to the older section of the building (finished opening: 82 in H × 32 in W).
Infill opening with solid structural masonry tied securely into perimeter brickwork to seal off and structurally separate both building sections.

Task 5: Structural Doorway Cut-Through (Old Hallway to New Building)

Install temporary structural shoring/supports as required on the dividing wall.
Cut and frame rough opening between the old hallway and new building. Supply/install engineered lintel to carry upper wall and roof loads.
Frame rough opening and install pre-hung commercial door unit, jamb, threshold, and hardware.

Task 6: Window Conversion to Bathroom Entry (Old Building)

Remove existing window unit, sill, casing, and framing. Saw-cut masonry/framing below sill down to finished floor level.
Verify existing lintel capacity (or install new structural header). Frame rough opening and install pre-hung bathroom door unit, casing, threshold, and weather/moisture-resistant seals.

2. Optional / Add-Alternate Scope (Itemize Separately)

Optional Task A: Reconfigure Passageway (Studio to Retail Front)

Existing Opening: 100 in H × 30 in W finished opening.
Target Configuration: Standard 48 in × 80 in (4'0" × 6'8") commercial hollow metal fire-rated door assembly (45-min or 90-min UL label) serving as a locking, fire-separated communicating door between tenant spaces (Rough Opening: ~52 in W × 82–84 in H).
Shore wall, remove existing header, infill upper ~20 in with solid masonry, widen rough opening to ~52 in, and install new engineered structural lintel.
Supply/install commercial fire-rated hardware: continuous/heavy-duty hinges, overhead closer (self-closing), and a positive-latching communicating lockset (no panic/crash bars required).

Optional Task B: Install 3 Roof Skylights (Middle Section)

Cut and frame three rough openings in middle section roof structure, including double headers, trimmers, and rafter reinforcements.
Supply/install three skylight units with approved flashing kits and ice-and-water barrier tie-ins. Frame, drywall, and tape interior light shafts below each unit.

Optional Task C: Studio Concrete Floor Grinding & Surface Prep

Diamond-grind existing concrete slab in studio area to remove high spots, adhesives, contaminants, and sealers.
Profile surface (target CSP 2–3) to meet flatness tolerances for direct glue-down engineered hardwood flooring. Clean and vacuum dust-free.
